Marvida Group is active in value- add and opportunistic strategies in the region, targeting assets which are undervalued and have potential uplift as a result of macroeconomic changes afoot. Marvida Group has a strategy of acquiring these assets with conservative leverage, implementing asset management activities including tenant improvements, lease commitments, and capital expenditure in tandem with local partners and their team, and holding on to these assets for a considerable term before exiting by selling on to other institutional asset managers.

The majority of assets acquired by Marvida Group’s UK team since the firm’s inception are concentrated in London and the Midlands with the remaining assets located in other established regions throughout the UK. These transactions were primarily acquired through off market or limited marketing processes and sourced from a wide variety of sellers through our extensive network of relationships. Our investment team leads every initiative throughout the value creation process for each acquisition, from due diligence to disposal.

marvida-tower-bahrainSince 2007, Marvida Group has been at the forefront of Middle Eastern real estate having made strategic investments into core, core-plus, value- add, and opportunistic assets, realising strong returns often in excess of 20% IRR and equity multiples of 2.2x across all market cycles, and this has enabled the group to further generate high returns for its stakeholders by widening the investment mandate to a global scale but sticking to its strategy of comprehensive due diligence, as well as looking at opportunities that will have positive consequences such as job creation.

The development arm of the company is respected for having been the only company to deliver its projects on time, despite economic and political downturns. The group’s developments are of an international standard, sourcing the highest quality finishes directly from the manufacturer with all of its developments being 100% occupied. This was accomplished primarily due to its policies of strategic planning, complete project management, and in house marketing with the input of its global consultants enabling the delivery of high spec schemes at prices friendly for its target market.

It can be said that Marvida Group and the history of South Asia are intertwined- indeed as Marvida Group has grown, so has the South Asian market which is now attracting investment from institutional asset managers as well. Marvida Group saw that South Asia is a sleeping dragon and capitalised early by making strategic opportunistic investments in gateway cities resulting in acquiring a valuable land bank characterized as being at the focal point of trade in gateway cities and this has resulted in a ongoing and future development pipeline with a GDV figures in the several hundreds of millions of dollars.

We provide coordinated product/agency leasing that leverages local market intelligence and established relationships to achieve maximum occupancy levels for client properties and to quickly secure tenants to fill vacated space. From direct canvassing to strategically positioning a property to capitalize on changing market conditions, we take a strategic approach to leasing that often involves an in-depth analysis of demographic information, economic forecasts and other market data. The resulting leasing strategy is then aggressively implemented, with the overriding goal of attracting and retaining quality tenants to protect an owner’s revenue stream and maximizing long-term performance and investment value.
